Mirvac’s Olderfleet first to achieve Platinum WELL Pre-Certification

Mirvac’s Olderfleet, at 477 Collins Street Melbourne, is the first building in Australia to achieve a Platinum Core and Shell Pre-Certification from the International WELL Building Institute (IWBI), which recognises excellence in delivering healthy buildings.

Olderfleet recently celebrated the start of construction on site with the 40-storey office tower set to rise from the unique 1880s facades of the heritage buildings along Collins Street.

We are extremely proud to have secured this Australian first, following the Gold WELL Certification for our headquarters at EY Centre, 200 George Street in Sydney.

A WELL Certified Core and Shell was a key requirement for anchor tenant Deloitte, to ensure their new headquarters created the optimum environment for the workforce.

The WELL Building Standard is an innovative evidence-based system for measuring, certifying, and monitoring the performance of a building’s features that focuses primarily on the health and wellbeing of occupants.

Pre-Certification is secured by nominating credits to target across the seven WELL categories including air, water, nourishment, light, fitness, comfort and mind. Some of the credits Olderfleet is targeting include:

  • Air:
    • Mirvac is exploring the use of unique UV radiation for cleaning services as well as using safe green cleaning products and microfibre cloths.
  • Fitness:
    • The internal tenancy stairwells have been thoughtfully designed to encourage tenants to use them, as opposed to the lifts. This includes making them highly accessible, having good lighting and adding a glass façade so that people can see others using the stairs.
    • Mirvac is also exploring the use of wellness monitoring stations for the building, which will include BMI and health checks.
  • Comfort:
    • Acoustic design of the building has been considered to reduce noise intrusion into the workplace from external areas and noise absorptive ceiling tiles will reduce noise from within the tenancy.

Mirvac has adapted their processes to ensure the needs of the heritage facades at Olderfleet and the WELL requirements are balanced.

Olderfleet is expected to secure the Platinum WELL Core and Shell Certification, once the building is complete in 2020.

The building is also committed to a 6 Star Green Star rating and a 5 Star NABERS energy rating.
